Finding the Best Topics for Your Videos

The best video topics are answers to questions that clients are asking now. Talking to clients and prospects every day is how you learn the “message of the moment.” The news, the issues, the time of year all play a factor.

Pull up your calendar and all your emails from the last week and think through the conversations you’ve had. What questions were asked that would be relevant for one of your videos? Is there a story you could share about a problem you tackled that week? Some sample questions could include:

  • Are homes still selling?
  • Are sellers having to cut prices?
  • How long will rates stay low?
  • Do I need to offer an over list price in this market?

I can’t stress enough about the importance of Q&A. As you start moving up in this industry, you get the urge to publish content that’s more interesting to you than it is to the market. You might even downplay the market entirely. However, these basic questions about the market are essential because that’s what the people who pay your commission are asking. Don’t ever think a question is too simple. A basic question always allows you to share your experience and connect with your audience (clients).

A market question is never too basic.

Let’s say you’re still drawing a blank on a video topic. Head to Google News and search “real estate” or “housing.” You’ll see every single news item that has come out recently about real estate. There are a bunch of different stories out there. 

You can use these articles to answer a question. Tell your database about the article regarding the national market, but then offer some commentary on it relating to your own market. Offering commentary on the news and bringing it back to the local market is always a good bet.
