FRANK’S NOTES: Today on our meeting we discuss Jeff's plan to reach out to all his vendors and invite them to a monthly mastermind breakfast meeting. After that point, he will interview them for his video blog, and then ask them to contribute $250-$1,000 a month each to his marketing budget to stay in the mastermind and for access to his database of buyers, sellers, and homeowners. We review the sponsorship agreement and the target list of vendors. Jeff needs $550 a month for our core service, an extra $275 a month to pay us since he's sending out 4 videos a month (not two), $1200 a month to pay his video person to help shoot his professional videos, and then about $1000 a month budget in Facebook advertising to get the videos to show up in the news feed of his database and target market. Jeff's marketer, Paul here at Vyral, will be guiding Jeff to implement this going forward to raise the money based on what we teach in our Business Sponsor Add On Special Project to our core service. Stay tuned - once Jeff raises the money, we can get to work on doing even more advanced marketing, but we need the capital to get it done. This is our plan to do it. Jeff's assignment this week is to make a list of all the people he does business with to invite them to his first local Ocean City Business Owner Mastermind breakfast.

FRANK’S NOTES: On the meeting today with Jeff we're at the point where it's time to start writing checks, and the bills are adding up. Jeff has to pay a professional video person to make a weekly video, a marketing person to do all the work, and then in order to get meaningful exposure beyond just email and organic reach, Jeff needs an advertising/media budget. Today on the meeting with Jeff, we talk about how to zero-cost Jeff's marketing expenses by raising money from three sources. (1) We plan on selling a Real Estate Jump Start Kit on his website for $10 - (2) we plan on charging local businesses $200-$300 to make a video about their business to be promoted by Jeff to his list and online -and (3) - by starting a local mastermind of business owners and including them in Jeff's marketing overall. There just isn't a safe (low risk) way to scale up all the fixed marketing labor, media, and sales management expense Jeff needs on the variable revenue of home sale commissions. Starting on this meeting, we made the decision to start working on raising the money necessary for Jeff to hire a sales manager so he's not in meetings all day with the money to pay for the marketing labor and media budget. How will Jeff manage the risk of taking on all these fixed expenses to scale up? Watch to find out!

FRANK’S NOTES: Jeff's first video was shared by the business he featured on their page and was shared 73 times as of this post with over 8,300 views. That's without any paid advertising promotion yet! We discuss today how to track his email results with the Emma app on his phone from the email promotion to his list, along with that what we'll be doing for Facebook and YouTube advertising this week to get more people in his target zip codes to see it. Jeff also asks me how to track results from this when it comes to selling more homes, and I give my "answer." We also include Lauren in the meeting and go over her responsibilities of getting us Jeff's latest email list once a month so we can put it into Emma, preparing the businesses that Jeff is going to cover before Jeff shows up, asking the businesses to share the video on their Facebook page once it's posted on Jeff's business page, and then building a PR list of contacts who can write about what Jeff is doing to connect the community. The content is now done! We have the organic (free) promotion to Jeff's list and social media reach for his first video done too, and now it's time for Facebook and YouTube advertising! Our goal this week is to get all that running for the video we feature here. Jeff will now start publishing 1 video a week every Friday as planned our first meeting. It's happening!

FRANK’S NOTES: Today in the meeting we finally move on from discussing professional video production and to marketing the videos, which we are better at. We reviewed the Facebook pages of the businesses Jeff will be interviewing to see their social reach. I also wanted to see if they are running any special offers - since when Jeff posts the video about the business on his own Facebook, blog and in his emails - he wants to include a special offer to their business. This way he can track how much business he is sending to them. It’s also something cool to send to his database- who doesn’t want a special and exclusive offer? I suggested he asks every business he interviews to offer a one-time “Buy One, Get One” Quintin Group special offer with an expiration date. That way there isn’t a discount. This is called, rather, a “premium” offer. For most businesses, this is a great offer, especially restaurants. Paul, Jeff’s Vyral Marketing Specialist, was on the call and I share where I want that offer placed in his emails, Facebook update, and blog post. To claim the offer, people can just print off the email and bring it into the business. They can also just mention Jeff’s name when they ask for the offer. I also share with Jeff how I want someone to call the business owner after the video is posted to his Facebook to guide them to share it to their audience. That way Jeff gets exposure to their database/audience. Finally, we went over a few things I wanted to update on Jeff’s Facebook page. For example, a better logo and to include the word “Real Estate” in his page title so it’s easier for people to know he’s in the real estate business when they see “The Quintin Group” for the first time.

FRANK’S NOTESToday was a great day – Jeff hired Matt his long-term video person! On the meeting today, we discuss strategy on how again to shoot Jeff’s new weekly videos. We decided to keep using his mobile phone and the DJI Osmo Mobile Stabilizer. However, we’ll now add in the Rode Link for the audio solution. With wireless audio, his video person can listen to the audio as he records it to make sure there are no mistakes that ruin the shoot. We decided to keep the equipment simple so Jeff’s agents, someday, in their expansion markets can model what he does without much expense. It should take Jeff about an hour to shoot each video, and Matt – his video professional – will streamline the editing where it will take no more than two hours to get a video through post-production. I will turn off the Indeed job ad today since we no longer are going to hire a video intern, rather Jeff has decided to hire a true professional to get the work done. Good move Jeff! Now, I can focus with Jeff on the optimization and promotion of the video to get business.

I got the footage and audio back from Jeff this week, and to be honest, we can’t use any of it. Jeff and his assistant Lauren learned how challenging it is to shoot quality video! I show you the raw audio and video Jeff sent in inside Abode Premiere today. I decided they need to hire a part time video person. Lauren, Jeff’s assistant, joined me about 30 minutes into the call and she agrees. She said shooting the video on-site was a good experience, but now they really see the value of someone focused on this to help them shoot a great video. “It’s harder than it looks”, she said. (This is why we start all our clients at Vyral Marketing on a simple webcam at their desk!) I put a job ad up on Indeed.com with a $50 budget for one month in Ocean City for a part time video intern for $20 an hour. We’re going to invite all the applicants to a group Zoom meeting to explain the position, and then whoever is interested will shoot one simple video with Jeff in his office for an audition. After the audition, Jeff will pick the person he wants to work with to help record and edit his weekly videos. I can’t see the need for this person to work more than 10 hours a week, so the total budget for labor will be about $800 month plus payroll tax if Jeff hires them as a W2 employee. The assignment this week is to start the process to hire a video person to help Jeff with his weekly videos. Here is the Indeed.com job ad:

You’ll meet me on-site in Ocean City where I’ll record the "A-Roll" with you and then I’ll let you gather "B-Roll" to make a more interesting video.

You’ll be responsible for recording the video with me, including editing it.

I’m happy to pay $20 an hour for your time.

Each week you’ll need an hour or two with me for recording, and another 2-3 hours in editing.

You’re welcome to use your own equipment. If you don’t have any equipment, no problem, you can use my iPhone and gimble (DJI Osmo Mobile) for stabilization.

I’ll need help with a solid audio solution.

Frank’s Notes: I spoke with Jeff Quintin’s assistant Lauren today. Jeff has a scheduled video shoot on Monday. Lauren is overseeing it. She has experience shooting video on DSLR cameras and has a video-savvy friend who is going to help out on the shoot with the local business and Jeff on Monday (very good news). We discussed how her first responsibility is to keep Jeff on his schedule to make sure the videos get done each week, and then to send the footage to us here at Vyral Marketing for editing. Then, once it’s posted to Jeff’s Facebook page by us, Lauren will call the business owner in the video and ask them (with lots of follow up) to share the post on their Facebook page and in their company e-newsletter, if they have one. We also discussed how we need Jeff’s latest email database cleaned for email marketing - she’s going to export all the people who have opened an email in the past 18 months from their Infusionsoft, Real Geeks and Constant Contact accounts, run them through NeverBounce.com and then send it all to us to load into their Emma email marketing account we run for them. Finally, we got a plan in place for her to export the latest contacts from all databases going forward. She will do this once a month for us.

The assignment this week for Lauren, Jeff Quintin’s executive assistant, is:

  1. Export all contacts from Infusionsoft, Constant Contact, and Real Geeks who have opened an email in the past 18 months
  2. Scrub that list through NeverBounce.com
  3. Send us the clean email list to load into their Emma email account we provide at Vyral
  4. Shoot Jeff’s first “professional” video for his Business Spotlight series on Monday and send the footage to us for editing

: Today with Jeff we opened his new DJI Osmo Mobile and discussed how he needs to delegate this work to someone in his office to shoot the video. I reviewed the footage he shot in a Google Drive to create the sizzle reel for each show introduction. I also recommend tips to get better images and video this week with his new DJI Osmo. I also recommended various audio options for his first shoot, from a shotgun microphone on his mobile phone, to lav mics, and then to expensive and professional lav mics along with the pro’s and con’s of each to get great audio while on “set”. We took a look at a few example videos of how a stabilizer works, both for a mobile phone and if he wishes to shoot on a more complicated DSLR camera, which I do not recommend. Then, near the end of the meeting, we put together a content calendar for his next 4 videos and due dates as follows:

June 29 – Business Spotlight: Bungalow Bowls in Ocean City
July 6 – Community Connection: Interview with the Ocean City Mayor
July 13 – Business Spotlight: Wonderland Pier
July 20th – Ocean City Real Estate Market Update

Jeff’s assignment this week is simple – continue to shoot the videos and images we need for the sizzle reel introduction for each of his four new shows we’re creating together. He also needs to get started with the content planning for his June 29th video.

FRANK’S NOTES: Today we listened to the voiceovers Jeff recorded with the scripts we wrote last week. He ordered a $30 Sennheiser PC 8 USB microphone headset to record them to his computer using built in audio recording software. They sound great. He also ordered four songs from PremiumBeat.com for about $200 total for the music. Additionally, he went out with his phone and started getting as many pictures as he could added to a Google Drive folder for the sizzle intro reel. On the meeting today, I review his voiceovers and music and we break down the four scenes for his first local business spotlight video based on what’s working for San Diego real estate agent Kyle Whissel in his East County Eats series. Jeff is going to order a pocket audio recorder and lav microphone for his audio and his DJI Osmo Mobile is arriving shortly to shoot stabilized footage.

Jeff’s assignment this week is:

  1. Shoot more pictures and stabilized footage on the DJI Osmo of people selling real estate
  2. Order the pocket audio recorder and lav mic I send him to get on Amazon
  3. Pick in his office who is going to be his camera person and bring them to the next meeting

FRANK’S NOTES: I met with Jeff today and we worked on the “sizzle intro reel” for each of his 4 new shows (he will publish one episode a month of each show). We wrote the script for each voice over, discussed music to pick, and then how to get a bunch of videos and photos to use for the intro when we bring it all together in editing. I share a few good examples from Tom Ferry and Kyle Whissel about how they made their intro reels, too, to model our approach.

He got all his logos done for each show this week that look great!

His assignment this week is to

1. Record the voice over for each show - send me the audio file uncompressed ideally as a WAV file. You'll likely have to download it from the phone and send it to me as an attachment over email using your computer - if you send it to me over your phone it will likely compress the file and I won't be able to use it.

2. Pick the music clip to use for each sizzle reel (PremiumBeat.com, or try BeatPort.com if you’re risky and more fun!). Send me links to the songs you like. I just need a 10 second part of the clip. You can use 4 different songs, or 4 different parts from one song, or a mixture of both.

3. Buy the DJI Osmo Mobile and get 100+ photos and video shots of everything possible we can use to create a powerful sizzle intro reel by next week. Put it all in a Google Drive folder and share with me. Have fun!

4. Meet with your new high school video assistant to discuss how he plans on shooting  videos while keeping it very simple so it can scale to your expansion partners.
