The idea is you have a buyer - a legitimate one - and you mail a list of homeowners who have the house they want to see if they would entertain a direct offer from them for a reduced commission and avoiding the hassle of a traditional sale.
This is called “reverse prospecting.” You can Google that strategy or ask AI and you’ll learn the whole approach. It’s the #1 seller lead generation message, in my experience.
Here’s a client who had arguably 95 people call him to talk about selling this past week doing just this. He mailed 10,000 letters. It’s about $.65 a letter mailed standard rate with a real stamp.

It all starts with actually having a buyer, so I highly recommend you send out an invite to your database to join your VIP Buyer List right now for this specific reason.

So if you’re looking to build your listing pipeline once you have taken your database as far as it can go, round up a list of a few legitimate buyers and use them in your seller approach messaging.
Your new agents will love this by the way. It’s less about impressing people with what you will do or what you know, rather now it’s “look what I’ve already done for you - I have a possible buyer - want an offer?” They can get behind this message much easier to make their calls everyday.
